Home Showing
Tips
Only One Chance For A First Impression
Make a good first impression. What is your homes “curb
appeal”, how does the exterior look. Is it clean, does
the landscaping look cared for, how is your front door, does
it need some stain or paint? Is your walkway swept? Do all
the outside lights work?
A Bright Home Is A Happy Home
Make sure the window coverings let the light in. Turn on all
the lights, even in the day, replace bulbs if necessary.
This also makes your house appear larger.
Little Repairs Can Make A Huge
Difference
Cosmetic blemishes, cracked plaster, nicks in paint, squeaking
or sticking doors detract from the perceived value of your
home. Some buyers get concerned and think if there are these
little noticeable flaws they see, what are they missing?
Get them fixed.
Be Proud Of Your Home
Cleanliness goes a long way, it shows prospective buyers that
your home has been cared for and you are proud of it. Fresh
cut flowers on the dining room table give your home that
special feeling.
Make Your Home Look Bigger
Remove unnecessary furniture and knick knacks. Clean out closets,
garage and remove unneeded items. Even rent a storage facility
until the home sells if you need to. Remember perception
is what counts and you can control it.
Help The Sales Process Be Invisible
Buyers like to see a home when you are not there. They feel
more relaxed and will spend more time in the home and let
the home speak for itself. It is preferable if you are not
there during a showing, but if you do need to remain in the
house please try and stay out of the buyer’s way. Don’t
discuss terms, price or point anything out, try and make
yourself invisible. Please let me handle any questions or
concerns they have, remember this is why you are engaging
my services and what I am good at.
Paint For The Best Value And Impression
A quick coat of paint on a faded wall or some stain on a worn
piece of woodwork can make a huge difference for a small
investment.
Is Your House A Little Dated?
Sometimes parts of your house can be a little dated, the
orange shag carpeting in the family room or that wallpaper
in the
kid’s room. A few dollars to change some of these minor
things when the rest of the home looks great can go along
way. |
