I want to buy a home, where do I begin?
The first thing to
do is have a short orientation meeting with me. This meeting
is crucial to your success in locating your
dream home quickly. Be prepared to discuss topics such as:
What are your new home requirements?
Based on area information, where do you want live?
What is my role and how can we best work together?
I answer any questions you may have.
Should I get pre-qualified for a mortgage?
If you are planning on taking out a loan, pre-qualification
for a loan serves two main purposes. First it gives you a
clear understanding of what price range home you should focus
your search on. Secondly, it puts you in a strong negotiating
position when you make an offer. Sellers like to know a buyer
has qualified for a loan before accepting an offer. In multiple
offer situations, even if your offer is lower than someone
else’s, your offer may be accepted because you are
pre-qualified for a loan.
How do we go about finding our
dream home?
Now that you have made a decision to realize your
dreams and come to the mountains, we will work together to
find you that
perfect home. You can immediately search all the Multiple Listing
Service (MLS) through MarkGideon.com. Be sure and register
for the email notification service on this site. This FREE
service has helped my clients stay current on what is available
on a daily basis.
Once we have found the perfect house,
what happens?
I
will provide you with information regarding
the price and terms so you can make an informed buying decision.
I want you
to be educated and informed so you are able to make a competitive
offer that will be accepted. I will present the offer to the
sellers and their agent.
What is the option period and what should I be doing?
Once
the offer has been ratified by both parties we have binding
contract. This is when the option period begins for the buyer.
This is the period of days where as the buyer, you get inspections
done and make sure the home meets your expectations. Once all
the inspections have been completed and the buyer is satisfied
that all the repairs have been completed, the buyer removes
the contingencies and the process moves forward.
Now
the loan process should be under way!
Since you already have
been pre-qualified your loan process should be relatively easy.
This is when the lender and you
work to put a loan together that meets your needs. During this
process, I work closely with the title company and the loan
company to ensure all the documentation is in place for a smooth
transition.
Are there any other things to do before
we close?
Just prior to closing the title company will give
you a settlement statement. This document gives you a line
by line breakdown
of buyers and sellers charges. We will review this together
so you have an opportunity to ask questions. Additionally we
will arrange for a walk through of the property to ensure that
nothing has changed since your offer was accepted.
Finally
CONGRATULATIONS are in order!
This is the day you have been
waiting for and your dreams come true! Both the buyer and seller
sign all the documents
to complete the transaction. I will remind you to bring the
certified funds, drivers’ license and anything else the
lender has asked for. After closing the lender funds the loan
and the possession goes to you, the new owner of your dream
home.
